“Barry’s World” wants and needs MUCH SIMPLER Colorado State Approved Real Estate Contract Forms…especially Your Buy/Sell Agreement AND Your Listing Agreements with your Seller’s Agent and with your Buyer’s Agent.

 

The development of the current confusing and cumbersome Colorado Forms is done by a large Committee of real estate brokers and real estate attorneys, obviously serving THEIR OWN interests RATHER THAN the interests of YOU – the Real Estate Home Sellers and the Real Estate Home Buyers.

 

These 7 to 17 page documents each contain so MUCH USELESS and confusing information that could be easily placed in an Addenda. Each Addenda could be added to YOUR respective Contracts on an “as needed basis”.

NOTHING IS NOT GOOD ENOUGH

 

As the cost of housing spirals upwards in the Denver area, more and more Denver buyers are looking to southern Douglas County and northern El Paso County for houses that are more affordable. Unfortunately, purchasers’ enthusiasm is impacted by the continuing problems with commuting caused by the terribly crowded condition of I-25.

 

For people who regularly travel this route during rush hour, they are forced to endure traffic jams almost every day both in the morning and evening. For years our political leaders have watched our four-lane highway become more and more crowded. The response of our representatives has been to do NOTHING. I-25 desperately needs to be widened to six or eight lanes. Now conditions have become almost intolerable for many of us.

 

So I have just one question for our Governor and State Legislators, “Why are you still doing nothing to fix this problem.”

CHOOSING AN AGENT

 

When we decide to purchase a new television or a computer or even a kitchen table, we will often spend many hours studying the Internet looking for the item which best serves our needs. We often trust the sales person in the store to help us select the correct item often costing less than a thousand dollars. But when we purchase or sell a house what do we do?

 

Think about this, buying or selling a house is usually the largest financial transaction of our life and often we will select a real estate agent with little or no effort. Often, we will choose an agent recommended by a friend or relative with absolutely no time invested on our part.

 

When you stop and think about this the real question we should ask is “are we CRAZY?” Next time you are looking for a real estate agent budget enough time to carefully interview at least two or three agents and choose the one which will best work with you and honor your wants and needs.

CHANGING THE REAL ESTATE INDUSTRY FOR CONSUMERS

 

For over the last hundred years, the real estate industry has been controlled by real estate brokers and agents. They were in complete control of most real estate transactions. They set the pricing, that is commissions, the length of the contracts and almost all the other rules for purchasing and selling a home.

 

Starting in the ‘90’s changes to this monopoly started to be seen, led by Barry Miller and a few other agents that introduced buyers’ brokerage. Now Miller Stanley Real Estate, again led by Barry Miller, is taking the lead to put you, the consumer, in control of your own transaction.

 

How is this being done? In three ways. First by teaching consumers all of the steps to a real estate transaction as well as dispelling all of the myths in the industry at our Boot Camps. The next one is on September 16. If you are planning to buy or sell a home, you should attend this three-hour Boot Camp. The second way Miller Stanley is teaching consumers is through this radio program. And the third way is we train our agents to teach their customers how to understand and control the purchase and/or sale of their home.

ENDING THE FRUSTRATION OF HOME BUYING AND SELLING

 

One of the most frustrating experiences of my life was purchasing my first house. I used a real estate agent that was suggested by my boss. The agent made sure he controlled every step of the purchase process. Getting a mortgage was even more frustrating as I had very little experience with borrowing money.

 

I suspect that many of you feel the same way, even if you have purchased and sold one or two homes. The only way to improve this situation is find someone who will explain the purchasing and sale process in detail. That is exactly what Miller Stanley Real Estate does in its Bootcamps. These camps are held only three times per year with the next one being on Saturday September 16. And better yet it is absolutely free to you!
